Quick answer: Lake living near Vernon means mornings on the water, summer evenings on the beach and a slower pace, but also shared public foreshore, dock permissions, changing lake levels and seasonal traffic. If you're moving from East Hill, you'll trade walkable access to downtown for the lake at your door. It's a wonderful lifestyle when you know what to expect.

East Hill has a lot going for it: character homes, mature trees, and downtown Vernon right below. But many people who live here dream of the water. Sean specializes in Okanagan Landing waterfront, so this is a move we know well. Here's an honest look at what lake living is really like.

A Year on the Lake

Summer

This is what everyone pictures, and it's as good as it sounds: a morning paddle when the water is glassy, swimming off the dock or the beach, sailing and boating in the afternoon, and sunsets over the water. In Okanagan Landing, Paddlewheel Park is a community hub, home to the North Okanagan Sailing Association and paddling groups, and public beaches like Kin Beach are close by.

Summer is also the busiest season. Expect more boats on the water, more people at public beaches and more traffic on lakeside roads.

Spring and fall

The shoulder seasons are quieter. There are fewer boats, the beaches are calm and a walk along the shore feels like your own. Spring runoff also raises lake levels, so it's the time to keep an eye on the shoreline.

Winter

The lake is calm and grey, the crowds are gone, and you'll likely spend more time heading up to SilverStar or Big White than on the water. Docks and boat lifts need seasonal care.

What's Different From East Hill

  • Distance to town: From East Hill you're steps above downtown Vernon. Okanagan Landing sits southwest of the city, so most errands mean a drive.
  • Hospital and schools: In East Hill, Vernon Jubilee Hospital is just down the hill and Vernon Secondary School is nearby. At the lake, allow more travel time.
  • Yard vs. shoreline: Instead of gutters full of leaves from old trees, you'll think about docks, retaining walls and shoreline plants.
  • Neighbours: Lakeside living brings its own community, often centred on the water, the beach and the local association.

Owning Waterfront: What You Need to Know

The foreshore is public

In BC, the Province owns nearly all lake foreshore, and the public keeps rights to it, even in front of private land. Your lawyer can confirm exactly where a property's boundary lies.

Docks need permission

Docks, boat lifts and ramps on Crown foreshore need provincial authorization. Some docks qualify under a General Permission if they meet set conditions; others require a formal application through FrontCounter BC. If you're buying a home with a dock, ask what authorization is in place.

Lake levels change

Okanagan Lake rises and falls through the year, and 2017 brought serious high water around the lake. Ask about any flooding history, shoreline protection and insurance coverage before you buy.

Protect the lake

Invasive zebra and quagga mussels are a serious concern for Okanagan lakes. Boaters should always "Clean, Drain, Dry" their gear, and stopping at provincial watercraft inspection stations is mandatory.

Second homes and rentals

Vernon is inside BC's speculation and vacancy tax area, so the rules matter if a lake home will sit empty part of the year. Short-term rentals in Vernon must meet the provincial principal residence requirement and need a City business licence.
