East Hill vs. Okanagan Landing: Hillside Character or Lakeside Living?

Where They Are
East Hill
The hillside directly east of downtown Vernon, roughly from Pleasant Valley Road and 27th Street east toward the South BX and Coldstream, and from Highway 6 / 30th Avenue north to around 43rd Avenue.
Okanagan Landing
Okanagan Landing sits southwest of downtown Vernon, at the north end of Okanagan Lake. It was annexed into the City of Vernon in 1993, so both neighbourhoods are inside city limits.
Two Kinds of History
Both areas have deep roots, but different stories.
- East Hill is home to some of Vernon's landmark houses. The Caetani Cultural Centre occupies the 1895 Sommerville house on Pleasant Valley Road, and Campbell House, an 1898 Queen Anne Revival home, stands at the top of 30th Avenue.
- Okanagan Landing grew up around the lake. After the Shuswap and Okanagan Railway arrived in 1892, the Landing became a port and shipyard for Canadian Pacific sternwheelers. The old shipyard is now Paddlewheel Park, run by the community association, with a museum in the historic Stationhouse.

- Minutes to downtown shops, restaurants and services.
- Vernon Secondary School near the neighbourhood's centre.
- Vernon Jubilee Hospital just down the hill.
- Lakeview Park with its free Peanut Pool and spray park.
- Kalamalka Lake beaches about 10 to 15 minutes away by car, and SilverStar about 30.
Okanagan Landing
- Okanagan Lake at your doorstep, with public beaches such as Paddlewheel Park and Kin Beach.
- An active on-the-water community, including the North Okanagan Sailing Association and paddling groups based at Paddlewheel Park.
- A more residential, lakeside feel, with most errands a drive into town.
- BC Transit's Route 7 serves the Landing.
Homes and Ownership
East Hill homes
Expect older character houses alongside homes from later decades, often on city lots with mature gardens. Owners think about older wiring and plumbing, energy upgrades and, for protected properties, the City of Vernon's heritage rules.
Okanagan Landing homes
You'll find waterfront homes, lake-view homes on the slopes and lakeside strata complexes. Waterfront ownership brings its own list of things to understand:
- Foreshore: In BC, the Province owns nearly all lake foreshore, and the public has rights to it, even in front of private land.
- Docks: Private docks, boat lifts and ramps on Crown foreshore need provincial authorization. Some docks qualify under a General Permission if they meet set conditions; others need a formal application through FrontCounter BC.
- Lake levels: Okanagan Lake levels rise and fall, and 2017 saw serious high water. Ask about any past flooding and shoreline protection.
- Invasive mussels: Boat owners should follow "Clean, Drain, Dry" and must stop at provincial watercraft inspection stations.

Costs to Consider
