Quick answer: An East Hill house gives you space, a yard and full control over your property, but you handle all the upkeep. A downtown Vernon condo offers lock-and-leave convenience and flat, walkable streets, with strata fees and bylaws in exchange. The right choice depends on how much space, maintenance and independence you want.

East Hill and downtown Vernon sit side by side. East Hill is the hillside rising directly east of downtown, so the two are close neighbours. That makes this a genuine lifestyle decision rather than a location one. Here's how the two options compare.

Space and Privacy

East Hill house

  • More interior space, plus a yard, garden or patio.
  • Room for hobbies, a workshop, pets or visiting family.
  • On many lots, provincial small-scale housing rules may allow a secondary suite or carriage house, subject to City of Vernon zoning and site conditions.

Downtown condo

  • Less space to heat, clean and furnish.
  • Shared walls, floors and ceilings mean neighbours are closer.
  • Outdoor space is usually a balcony or patio.

Maintenance and Responsibility

This is often the deciding factor.

House owners handle everything

Roof, gutters, furnace, windows, snow clearing and yard work are all yours. In an older East Hill home, that can include updating older wiring or plumbing over time. The upside is full control: you choose when and how to do the work.

Condo owners share the load

In a strata, the building's exterior, roof and common areas are typically managed by the strata corporation and paid for through monthly strata fees and the contingency reserve fund. You still maintain the inside of your unit. The trade-off is less control and the possibility of special levies for major repairs.

Before buying any condo, review the strata documents: minutes, bylaws, the depreciation report if there is one, and the financial statements. Your lawyer or notary can help.

Rules and Flexibility

  • Strata bylaws can govern pets, rentals, renovations, noise and more. Read them before you write an offer.
  • Short-term rentals: In Vernon, the provincial principal residence requirement applies, and a City of Vernon business licence is required. A strata can have its own additional restrictions.
  • House owners follow City bylaws and zoning. If an East Hill home is protected by a heritage designation bylaw or heritage revitalization agreement, exterior changes need a Heritage Alteration Permit.

Walkability and Daily Life

Downtown living means flat streets and shops, restaurants and services close by. A multi-use path starts in Vernon's City Centre, passes through Polson Park and runs along Kalamalka Lake Road to the Okanagan Rail Trail trailhead on College Way in Coldstream.

East Hill is close to downtown too, but with hills. You'll get great walks, and a workout on the way home. East Hill also has its own neighbourhood amenities: Vernon Secondary School, Lakeview Park with the free Peanut Pool and spray park, and the Caetani Cultural Centre on Pleasant Valley Road. Vernon Jubilee Hospital is just down the hill.

Costs to Compare

  1. Mortgage payment on the purchase price.
  2. Property taxes, less any Home Owner Grant you qualify for.
  3. Insurance: house insurance covers the whole building; condo owners insure their unit and contents while the strata insures the building.
  4. Strata fees for a condo, or a maintenance reserve for a house.
  5. Utilities: usually lower in a smaller unit.
