Health care: Vernon Jubilee Hospital is just down the hill from East Hill, a major plus for many retirees.

Hills: East Hill is, as the name suggests, hilly. Walk the route from the house to the nearest bus stop or store. Picture it on an icy January morning.
Driveway and entry: A steep driveway or long flight of front steps can become a challenge. Look for level parking and an entry with few or no stairs.

The Home Itself

Main-floor living

Many older East Hill homes have bedrooms upstairs and laundry in the basement. Ideally, look for a primary bedroom, full bathroom and laundry on the main floor, or a layout that could be adapted.

Aging-in-place features

Wider doorways and hallways, or room to widen them.
A bathroom that could take a walk-in shower and grab bars.
Good lighting, including outside steps.
Space for a future stair lift, if stairs are unavoidable.

Maintenance load

Home Owner Grant for seniors

BC's Home Owner Grant reduces property taxes on your principal residence. Seniors 65 and older may qualify for a larger additional grant. As of 2026, the threshold for the full grant is an assessed value of $2,075,000. You apply each year.

Property tax deferment

BC's regular Property Tax Deferment Program lets homeowners 55 or older defer their annual property taxes, with interest, as long as they keep at least 25% equity in the home based on BC Assessment value. The deferred amount is repaid when the home is sold or transferred. Check current interest rates and rules before applying.

Include property taxes, insurance for an older home, heating costs and a maintenance reserve. Ask sellers for recent utility bills.

Find a family doctor through BC's Health Connect Registry as soon as you arrive.
Think about a suite. Provincial small-scale housing rules may allow a secondary suite or carriage house on many Vernon lots. That could house family, a caregiver or a tenant later.
Update your will and powers of attorney under BC law when you move.
